Permits & Inspections

Most home improvement or repair projects for your home will require a permit. If you are planning to do any work on your home, please contact the Community Development Department to discuss your plans. We'll be happy to advise you about permit regulations.

Call in the early planning stages to avoid any unnecessary delays. An advantage of getting a permit is that it alerts the city to your construction, which in turn brings you the services of the building inspector.

Contractor Cautions
Normally, your contractor will take out permits for the work you are having done. Check with your contractors to assure that they have obtained all the necessary permits before they begin working at your home. When a permit is approved a green permit placard will be issued. This card should be displayed until the final inspection is passed.

Know your contractor(s). Ask for references, verify their qualifications and watch the quality of the work being performed. You may call the Community Development Department to see if a contractor has the proper credentials to work within our City.

Permit Requirements
When submitting construction documents for residential projects, please include:
  • 3 plat of surveys showing proposed construction.
  • 3 sets of construction plans showing compliance with City codes indicating all building, electrical, mechanical, and plumbing work as applicable.
Plan Requirements
All plans must be legible and drawn to scale. Plans should be of architectural quality with sufficient detail to demonstrate code compliance and to guide construction. State law or the Plan Reviewer will determine whether or not the plans will be required to be signed and sealed by an architect and/or structural engineer licensed by the State of Illinois. Please refer to building handouts on the Forms and Applications page for specific drawing requirements.

Necessary Information

All applicable permit applications completed with the following information. Faxed applications and bonds are not acceptable:
  • Contractor listing complete with license and bond if applicable
  • Name and address of project
  • Owner or agent for owner's name and signature
  • Real estate index number
  • Valuation (cost of construction)
